Understanding roof leak repair

A ceiling stain is not always directly below the roof opening. Water can travel along decking, rafters, or a roof transition before appearing indoors. A contractor needs to assess the roof covering, penetrations, and affected interior areas rather than treating the visible stain as the repair location. Tell the contractor whether the leak appears during heavy rain, wind-driven rain, or after water has remained on the roof.

Signs to discuss

  • New or expanding ceiling stains
  • Drips around a skylight, chimney, or roof transition
  • Damp insulation or recurring moisture after rain

What the work may involve

  • Locate the likely entry point and inspect surrounding materials
  • Assess shingles, seals, roof penetrations, and flashing
  • Discuss targeted repair versus a wider repair when damage extends beyond the opening

Before agreeing to work

A surface seal alone may not address damaged decking or a poorly fitted flashing detail. Ask which components will be repaired, whether hidden damage could change the scope, and how the repaired area will be checked. Keep people away from wet electrical fixtures and do not climb onto a wet roof.

Questions for your contractor

  • How will the source of the leak be identified?
  • Does the proposed work address surrounding damaged materials?
  • What happens if concealed damage is found?
